While everyone knows that professional listing photos are a necessity with any property, one media option that has been gaining in popularity is listing videos. These are an excellent way to show off your newest listing to viewers both in and out of state, and put to the right music have a chance to blow up on Instagram, TikTok, etc. While it isn't the cheapest add-on for your media list, it's a fantastic way to give potential buyers a "4D" experience, something much more real than a virtual tour. But are these videos required for every listing?


Listing videos are gaining popularity due to several reasons. With the rise of social media in the last decade, it is now more easier than ever to post whatever you want for hundreds if not thousands of people to see. For realtors, many of their followers and potential connections are clients; people scrolling through and looking for their next home or investment property. While posting photos may draw someone in, you can really show them the potential of your listing with a video that explores the house. These are typically 1-2 minutes long, and show off the best features of a house. Sometimes realtors have voice overs in the video, which can really draw a viewer in. It's also possible to post a listing video to the MLS on your listing (usually embedded to a Youtube or Vimeo video link) but these videos have to be unbranded with little to no details.


But are these videos required or recommended for every listing? It really depends. I don't recommend videos for fixer uppers, as many realtors know a lot of things shouldn't be shot with some properties. It all comes down to marketing. I do recommend videos for any kind of recent flip, custom built home, etc, as long as most of the rooms are clean, bright, and aren't missing holes in the walls.


Only 9% of realtors use video with their marketing, even when a simple google search will tell you that a main driver for homebuyers is watching house tours on Youtube, Instagram, etc. Not only is this helpful with buyers, but 73% of sellers say they prefer realtors who use video marketing vs those who don't.
