Why should I hire a professional real estate photographer/videographer?
Hiring a real estate media professional to shoot your listings is necessary in order to quickly sell your listing and at a higher price. Not only being important for your clients, a professional portfolio of images is key in future client acquisition!
How can I book an appointment?
To book an appointment, simply contact me via my email, phone number, or Instagram, all which can be found at the links below. From there I will work with you to find the ideal time, date, and media for your listing!
How can I prepare my listing property for photos?
The best things you can do to prepare your listing before a photographer arrives:
- Turn on all lights, turn off all ceiling fans.
- Close toilet lids, open/level blinds, make sure all windows & mirrors are clean.
- Excess wires and cords hidden from view.
- Hide trash cans if possible, ensure countertops and tables are clean of personal and toiletry items.
- Cars parked on the street or in the garage.
- Pets removed from household or hidden from view.
- Floors vacuumed, reflective surfaces wiped down.
~ A freshly mowed yard and leaf-blowed driveway always looks best!
Although not required, I’ve found that if the homeowners are away from the home at the time of the shoot, it goes much quicker, as there is no need to move people around as the house is shot.
What can I expect on the day of the shoot?
On the day of your listing appointment, you can expect the photo process to take between 30-90 minutes, depending on the size of the property. Video usually takes around 10-20 additional minutes. I’ll take several photos of the main rooms (living room, kitchen, master bed/bath) along with 1-2 photos of smaller rooms. Unless requested beforehand, I do not photograph the garage, small closets, outdoor sheds, etc.
If it’s raining or overcast, what happens?
If it’s raining on the day of the shoot, I’ll work with you on quickly getting the next open appointment.
What happens if I book an appointment and need to cancel?
If you need to cancel or reschedule, please let us know as soon as possible. Because of our busy calendar, we may charge a rescheduling fee for cancellations within 18 hours of the shoot. (Weather exempt)
do i need to be present at the shoot?
If the house is occupied, I require a realtor to be present. This is for both the safety of the photographer and to make sure the house is ready to be shot. With vacant properties, I do not require the realtor to be present.
When and how do I pay?
After the edited media is sent over and approved, I’ll send a invoice to you, which is payable within 30 days. Credit/Debit cards are accepted, along with Venmo and check!
How long are my photos kept online?
I’ll keep your photos available online until after your listing has been closed on. Media is always saved offline, so if you need to download deleted media, just let me know!
Who owns the photos and video?
Unless discussed and approved in writing before the shoot, MCIV Photography will retain all ownership and copyright of the media created. We ask that the images & videos produced only be used for their intended purposes, (i.e. promoting your listing via MLS, websites and social media) and that they are NOT used by others (including realtors, contractors, designers, marketing companies, landscapers, builders, etc) without prior permission. A limited license is assumed and provided on all delivered media to the hiring client. See: Terms & Conditions

The listing agent assumes all responsibility for posted media following MLS photo rules and regulations and agrees to this upon delivery of photos. Delivered media (photos, videos, floor plans, and online tours) are only meant for realtor and brokerage distribution, and are not to be used by builders, architects, stagers, etc. Additional editing fees may apply when multiple videos or photo edits are requested (grass replacements, large objects, etc). Photo shoots further than 20 miles from our office are subject to travel fees.
