As you likely already know, preparing a home for listing photos is detrimental to its curb appeal and success on the market - and one odd item left behind can completely shape how buyers feel about the home. Today, I'm going to discuss the top things you can do to prepare your listing for media.
- For the style of photography I use, it's important to turn on most lights in the home, unless the bulbs have a very orange or yellow hue.
- All fans should be turned off so they are not rotating.
- In bathrooms, toilet lids must be closed, and I recommend clearing off the vanity countertops.
Throughout the entire home, it's important to remove and hide personal and toiletry items. Especially for tables and countertops, the less the better.
- Make sure to hide excess cords and wires.
- Remove trash cans.
- Pets, dog bowls and toys, etc hidden away from view.
A clean house will shoot 2x as better as a dirty one. If possible, have your client vacuum the house and wipe down all reflective surfaces and windows. Smudges are a turn off for buyers, and not everything can be "photoshopped" despite popular belief.
- For the exterior, make sure to mow the lawn and leaf blow the driveway and patios.
Last but not least, I've found that the shoot goes by much quicker if the homeowner is away at the time of the shoot.
